Yes. New Zealand legislation determines this development would fall under the RVA. The RVA provides a protective legal framework that sets out the obligations of the Operator and the rights of the consumer.
The land and the home will be owned by the Operator, Goodfellows Te Kauwhata Limited, and the prospective resident will purchase a Licence to Occupy. A resident has security of tenure for as long as they remain in the village.
An ORA is a contract that grants a resident the licence to occupy a dwelling in Goodfellows Lakeside for their life (subject to their ongoing health and compliance with Goodfellows Lakeside’s rules). The ORA sets out the Entry Payment, ongoing costs to live in Goodfellows Lakeside, conditions relating to the resident’s use of the services and facilities, and the overall management and maintenance of Goodfellows Lakeside. When signing an ORA, a resident must understand that they have no legal ownership of the dwelling itself, nor the associated land. They are only granted a licence to occupy. An ORA is an industry standard and is the most common form of occupancy in lifestyle communities in New Zealand.
Fees are estimated to be $225 incl GST per week.
The Weekly Fee is your contribution to the Operator’s cost of operating the village.
Fees will cover:
- Maintenance of all community landscaping (including your front yard) and Goodfellows’ amenities
- The exclusive use of the gym, heated pool and spa, residents’ lounge, lawn bowls and pickleball courts and all other amenities
- Community administration costs
- Rates and Village insurance (including rates and insurance on your Goodfellows home)
Fees will not cover:
- Power
- Water
- Phone
- Internet
- Personal Insurances
- House specific maintenance
Homes can be customised at a resident’s cost but must follow design controls set by the Operator and any customisation is subject to the Operator’s consent.
The resident is responsible for the internal and external upkeep and maintenance of their home. Homes must be kept to a minimal standard set by the Operator. The Operator is responsible for all landscaping of front yards and communal areas.
The Operator controls the sale and marketing of a home when a resident’s ORA terminates. Residents are entitled to introduce a new resident to the Operator but the Operator is not obliged to accept any prospective resident who it considers as unsuitable for the home or the village.
The Operator will consult with a resident about when their home goes on the market and the general nature of the marketing plan and will keep the resident informed of the marketing progress on a monthly basis.
Yes, on exit, you will get your capital gain less the deferred management fee and any other deductions as specified in Goodfellows' Disclosure Statement. Further, the amount that will be repaid to a resident on exit will not be affected by any decline in the value of their home due to deteriorating market conditions or house values.
A deferred management fee (DMF) is a capped fee you will pay on exiting the village. The maximum amount is equal to 30% of the relicensing amount (which is generally the entry payment actually paid or payable by a new resident for an occupation right agreement for a home). The DMF will be deducted from the sale price of your home.
Yes, these will be reviewed annually in line with changes to New Zealand Superannuation.
Goodfellows Lifestyle Village is owned by Winton, a publicly listed developer who specialise in developing integrated and fully master-planned communities. Winton also offers high end retirement living through its brand Northbrook.
Display units are scheduled for completion in 2026. The first stage of the village, being 72 homes along with all further amenities, are due for completion and ready to move in from 2027. Development of further homes will be carried out in stages, with the current expectation that when fully complete, the village will comprise 210 homes.
Goodfellows Lakeside is conveniently located just off SH1 with direct interchange access. It is approximately 45 minutes to Auckland and 30 minutes to Hamilton. It is adjacent to Lakeside, in Te Kauwhata.
A resident’s right to occupy their residence for life and their repayment sum is secured by way of a first-ranking mortgage, which Goodfellows Lakeside’s Statutory Supervisor will have over the title to Goodfellows. In addition, a memorial will be registered over the title to further protect such rights.
